I would like to rent the community hall as a current flat owner.

What is the current fee and what is the availability for December 2014.

I echo your observation about the inactivity at this website for the Millennium Tower Homeowners. Seasons came around a number of times, Ma Durga and her children got older by years, Rajarhat saw a profusion of new developments, but apparently we have nothing to report! What about explaining all the issues and action items the association has been dealing with on a regular basis? Could we not talk about the people in the community, achievement of the children, games, and similar things? If there is nothing else to report could we at least talk about the growing grass around the pavement blocks or the edging work that is needed on the driveway and sidewalk?
The silence is deafening!

We are indeed thankful to the Homeowners' Association for maintaining a tight leash on annual expenses. The recent Auditor's Report does not indicate tht the balance is getting depleted to a critical limit. I think the homeowners would not want to sacrifice security and appropriate maintenance aspects of the complex in the name of cost-saving as long as it does not go overboard. We need to see a comprehansive analysis of the projected costs for these improvements before a conclusive affirmation can be made. Nevertheless, we would welcome any further discussion on this issue.

There is no increase of maintenance charge from inception of the welfare society. We need to thankful to the committee for managing the cost very well. I know we all want better service, be it security, swimming pool or club, but this will come at a cost. Are we ready for that?

I think its a good point. Currently all the rule pages are not well readable. Pl try to get MS word or adobe files- thanks

Every car entering should have a sticket with parking number. Security very poor.

Re: Never leave your Covered Car Parking Space empty by xyz (guest), 19 Sep 2009 05:19

This repeated act should not be tolerated by the homeowner's association. The association may have to make sure that the cars parked at private/reserved parking spaces are marked with stickers or tokens to indicate their ownership of the space. The enforcement has to be strict, and violators should be warned first. Repeated offenders' cars should be towed away at their own expense. Simply because a designated space remains empty is no reason to misuse tenants' rights to their own property. I hope you pursue this matter seriously, and good luck.

I was away for about 2 months and on return during 3rd week of August’09 found one Mr.Sibbal (a tenant) has occupied my covered car parking space. The numbering on the floor removed. He has placed a maruti esteem permanently & uses another car. Mr.Sibbal says he is not sure of his parking & so has occupied my place. I had pointed out to President of Welfare Association and manager.

Till date he has not removed his car. Tomorrow the same may happen with any of you Or even the flat.

You asked a set of very good questions. When I mentioned the association fee, I meant maintenance + Club fees together. I think the club fee is around INR500 per year. Your idea of a smart Tag such as RFID in the car and the corresponding security server at the Entrance Security Office would be an excellent hastle-free solution. This will also ease the gatekeeping effort. Regarding your questions on intercom or cable/internet connection to each apartment, I do not have any idea what technology is being supported, since I am not living there yet. We would request the Executive Committee Members of our Homeowners' Association for comprehensive comments/response.
Some other questions would be the availability of broadband technologies such as CABLE/DSL, WIMAX, 3G/4G wireless, IPTV, Fiber to building/apartment, etc.

The Rules of the association need minor correction in terms of the definition of the first quarter of payment of association fees. Although the entry in the website indicates that the 1st quarter starts in October, I was asked to use April instead. It does not matter that much for those who pay quarterly, but for those who pay yearly the definition of the payment year becomes a sliding challenge.
On another issue, is it possible to add to the site an electronic copy of the the rules document either in MSWord or in Acrobat form, so that members can make a copy and print it?

If you own a flat, pay your association fees on time, and follow the swimming rules and regulations including the dress code, the pool is yours to share for just half an hour.

I would Like Something to Start in The club which is FUn for the youth crowd of MT.

Hi! I'm a flat owner in the Millennium Tower. It was brought to my notice that Tata Teleservices wants to expand their existing facility, which is likely to have following consequences among others:
1. Security threat to the complex
2. Building health
3. Health of people staying in the complex
Please join and express your concern to Dr. Asit Roy to stop commercial activities in the residential complex.
